CHARLOTTE – Trammell Crow Company and a Japanese investor group have broken ground on a 233,335-square-foot speculative industrial project spanning Mecklenburg and Cabarrus counties, with delivery expected in July 2027.
The project, Caldwell Commerce Center, is planned on 24 acres at 6122 and 6125 Caldwell Park Drive near Interstate 485 and Interstate 85. It will add two warehouse buildings to the Charlotte region’s industrial inventory, according to a Sept. 28 announcement from Trammell Crow.
The buildings are planned at 106,175 square feet and 127,160 square feet. Each is designed with 32-foot clear heights, build-to-suit office space and early-suppression fast-response sprinkler systems.
The development is speculative, meaning construction began without an announced tenant commitment. Trammell Crow did not disclose a construction cost, projected employment or lease commitments. The business consequence is a committed addition of more than 233,000 square feet of modern industrial space at a site with highway access in the Charlotte market.
Trammell Crow said its joint-venture partner is an investor consortium led by CBRE Japan that includes Mitsubishi Logistics Corporation. Charlotte Business Journal independently reported that the project spans the Mecklenburg-Cabarrus county line and that CBRE Japan leads the investor group.
CBRE’s Bryan Crutcher and Alek Salfia are handling leasing. Landmark Builders is the general contractor, Seamon Whiteside is the civil engineer and 9G Studio is the architect. Trammell Crow is a wholly owned subsidiary of CBRE.
