WILMINGTON – Cambridge Village, a 222-unit senior-living facility near Mayfaire, sold for $140.9 million, transferring the operating property to a buyer whose registered address matches Starwood Property Trust.
The completed sale moves more than 10 acres at 75 Cavalier Drive into new ownership through Wilmington SL Property Owner L.P., according to WilmingtonBiz. The New Hanover County deed index shows the deed was filed Oct. 14 as instrument 2026028444, names Wilmington SL Property Owner L.P. as grantee and reports $281,800 in excise tax, equivalent to a $140.9 million price at the county’s stated $2-per-$1,000 rate.
WilmingtonBiz found that the buyer entity is registered at the same Greenwich, Connecticut, address used by Starwood Property Trust. That address connection identifies a relationship for reporting purposes, but the deed itself names Wilmington SL Property Owner L.P. as the buyer.
The price works out to about $634,700 per residential unit, based on the $140.9 million consideration and the complex’s 222 units. That makes the transaction a nine-figure transfer of an operating senior-living property, rather than a proposed project or an undisclosed-price change in ownership.
Cambridge Village opened its first 110-unit phase in March 2015 after a development reported at about $50 million. A second phase followed in 2017, bringing the property to its current scale. The campus includes independent-living residences and amenities such as a fitness center, salon and spa, indoor saltwater pool and on-site health services.
A Cambridge Village spokesperson told WilmingtonBiz that Denver-based Solera Senior Living manages the property. WilmingtonBiz also reported that Solera describes a strategic corporate partnership with Starwood Capital Group. The transaction reporting did not disclose a change in management, staffing, resident services or day-to-day operations.
The distinction matters for Wilmington’s business community: the verified consequence is a completed $140.9 million real-estate transfer involving a large active senior-living campus. The available reporting does not establish a new expansion plan, job commitment, financing package or service reduction, so those outcomes should not be inferred from the sale alone.
