CARY — Two Regency Forest office buildings sold to Greensboro Park LLC for about $15 million, transferring more than 208,000 square feet of suburban Cary office space at roughly one-third of the properties’ combined 2018 package price.
Wake County’s record for 100 Regency Forest Drive identifies Greensboro Park LLC as the current owner of the 17.37-acre parcel. The county lists 105,900 square feet of heated area and a Sept. 17, 2026, deed in Book 20339 at Page 1001.
The county’s record for 200 Regency Forest Drive shows the same owner and deed. That 24.76-acre parcel contains 102,600 square feet of heated area. Together, the two records document 42.13 acres and 208,500 square feet under the common transfer.
The county records show 2018 package-sale values of $22.27 million for the 100 Regency parcel and $19.98 million for the 200 Regency parcel, or $42.25 million combined. Using the independently reported $15 million current price, the new sale is about 35.5% of the 2018 total, a decline of roughly $27.25 million. The current price is reported as a rounded figure, so the comparison is also approximate.
Triangle Business Journal independently reported that Greensboro Park LLC acquired Regency Forest I and II for $15 million from an affiliate of Miami-based Adler Real Estate Partners. The publication also reported that the buyer plans property improvements. No budget or construction schedule for those improvements was disclosed in the materials reviewed by NC Business Desk.
The dates mark separate stages: the deed is dated Sept. 17 and the independent report was published Sept. 22. The ownership transfer is complete in Wake County’s current records.
The business consequence is a substantial repricing and change in control for two Cary office assets. The buyer now controls more than 208,000 square feet that can generate leasing, property-management and improvement work, but NC Business Desk found no verified announcement of new tenants, occupancy changes or jobs tied to the acquisition.
