CHARLOTTE — Long Island developer Heatherwood paid $27.5 million for a 2.5-acre assemblage at 100 and 128 E. Park Ave. in Charlotte’s South End, marking its second Charlotte acquisition and adding a potential redevelopment site.

A Mecklenburg County special warranty deed says BNKBPK Properties LLC conveyed the two parcels to 100 E Park Ave LLC on Sept. 22. The county recorded Instrument 2026102316 on Sept. 23. The deed lists parcel IDs 123-065-01A and 123-065-06 and a Commack, New York, address for the buyer.

The deed shows $55,000 in North Carolina excise tax. Under state law, the tax is $1 for each $500 of consideration, reproducing a $27.5 million transaction price.

Charlotte Business Journal independently reported that Heatherwood acquired the 2.5-acre site and is considering a mixed-use project. The report says the program has not been finalized.

The completed acquisition moves a sizable South End property into a new developer’s portfolio and creates a potential future pipeline for design, construction and commercial leasing. It does not represent a construction start: no final project scope, approval timetable or groundbreaking date has been announced.

The transaction is Heatherwood’s second Charlotte acquisition, according to the Business Journal. The deed identifies the legal buyer as 100 E Park Ave LLC; the independent report attributes the entity and purchase to Heatherwood.
