GASTONIA – Link Logistics has acquired Delta Industrial Park, a modern bulk-distribution property beside Interstate 85. Independent reporting describes it as the Charlotte region’s only vacant industrial building larger than 500,000 square feet, making the ownership change a significant shift in the market’s immediately available large-block warehouse inventory.
Link said the facility at 1500 Delta Drive has 878,104 square feet. The company said it was completed in 2023 and includes 40-foot clear heights, a cross-dock configuration, eight megawatts of power, excess trailer parking, ESFR sprinklers, LED lighting and immediate access to I-85 at Exit 14.
Trinity Capital Advisors sold the property and was represented by CBRE, according to Link’s announcement. A purchase price was not disclosed.
Property records differ slightly on the building’s size. Link lists 878,104 square feet, while Trinity Capital and the Charlotte Business Journal list 876,587 square feet. The 1,517-square-foot difference does not change the property’s large-format classification, but the discrepancy remains unresolved across the source records.
The Charlotte Business Journal reported that the building is the region’s only unoccupied industrial space larger than 500,000 square feet. That distinction gives a single tenant or multiple users access to a scale of ready space that is otherwise unavailable in the local market.
Link said its Charlotte-area industrial portfolio now spans nearly 10 million square feet. The company was established by Blackstone in 2019 and operates a national warehouse portfolio of roughly half a billion square feet.
The transaction places a rare, immediately leasable distribution asset under one of the country’s largest logistics real estate operators. It expands Link’s control of large-format Charlotte-region inventory, but the announcement did not identify a tenant, new jobs or the acquisition price.
