WILMINGTON – A medical office building occupied by Wilmington Surgical Associates sold Sept. 8 for $11.24 million, transferring the property to a Milwaukee-linked ownership entity.
New Hanover County’s deed record identifies HPIV Wilmington II LLC as the buyer and BMT Properties LLC as the seller. The transaction is recorded in deed book 6873, page 2924.
The building contains roughly 20,000 square feet and opened in 2024 as the new home of Wilmington Surgical Associates. The practice said when it announced the project that the two-story facility would include 22 exam rooms, an ultrasound lab, three surgical procedure rooms, a stereotactic breast-biopsy room and a fluoroscopic procedure room.
WilmingtonBiz reported that HPIV Wilmington II lists the same Milwaukee address as Hammes Partners, a health care real estate investment firm, and that a Hammes managing principal is an authorized signatory for the buyer entity.
BMT Properties is managed by physicians affiliated with Wilmington Surgical Associates, according to the report. The practice became a Novant Health affiliate in August.
The medical practice will continue operating at the building under the new property ownership. Wilmington Surgical Associates told WilmingtonBiz that operations would continue as usual, and a Novant Health spokesperson said the location would keep serving patients Monday through Friday.
No purchase-related expansion, hiring plan or change in clinical services was announced. The current milestone is the completed real estate transfer, not a change in the practice’s operations.
