RALEIGH — Hotel Indigo Raleigh Downtown has opened in the former circular Holiday Inn after a reported $36 million renovation, bringing a 204-room hotel, meeting space and rooftop dining back into operation near the Raleigh Convention Center.

The hotel’s official website says the property is now open at 320 Hillsborough Street. The project reuses one of downtown Raleigh’s most recognizable buildings, preserving the circular tower while replacing the former hotel program with a new boutique-hotel concept.

Triangle Business Journal reported that the conversion represented a $36 million renovation. Axios Raleigh reported that New York-based Tidal Real Estate Partners completed the hotel redevelopment. The official property site identifies Sage Hospitality Group as the designer and manager.

The completed project adds 204 rooms and suites to the central Raleigh lodging market. It also restores meeting and event capacity to a site within walking distance of the Raleigh Convention Center, a location that can serve business travelers, conferences and downtown events.

The hotel lists four meeting venues. Two lobby-level rooms total 898 square feet and 1,259 square feet. A 1,510-square-foot Fayetteville Room on the 20th floor can seat as many as 134 theater-style, while the 483-square-foot Edenton Room provides a smaller top-floor meeting option. The site also advertises private dining and reception capabilities.

Food-and-beverage operations include High Ground Lounge on the 20th floor. The property describes the venue as a rooftop cocktail lounge with downtown views, breakfast and dinner service, and private dining availability. That component gives the redevelopment a public-facing use in addition to its lodging and meeting functions.

The opening marks the point when the project’s capital investment begins producing operating activity rather than remaining a proposed or under-construction development. For downtown Raleigh, the business consequence is a sizable hospitality asset returning to service with updated rooms, event space and dining capacity.

No employment total was disclosed in the sources reviewed by NC Business Desk. The documented significance is the completed $36 million adaptive-reuse investment, the 204-room inventory and the property’s location near major downtown business and event destinations.
