BUTNER – Building materials distributor and door fabricator Palmer Donavin has leased a 225,000-square-foot build-to-suit facility at Falls Lake Industrial Park, becoming the project’s first tenant.
Trinity Capital Advisors and joint-venture partner Mortenson Properties said development of the Palmer Donavin facility is underway and is expected to be completed by mid-2027. The announcement describes a lease and construction commitment; the facility is not yet open or operational.
Falls Lake Industrial Park is planned for 1,021,260 square feet across five Class-A buildings on 157 acres with direct frontage on Interstate 85. Construction on the first phase began in early 2026. Two buildings totaling 364,010 square feet are scheduled for delivery by the end of 2026, according to Trinity Capital.
The Triangle Business Journal reported that the broader industrial park represents a $130 million development. Palmer Donavin’s commitment gives the project its first tenant and adds a large build-to-suit facility to the two speculative buildings already under construction.
Palmer Donavin has operated for more than 120 years and supplies building materials while fabricating doors for dealers, builders and remodelers. The announcement did not disclose the tenant’s expected employment, its capital investment in the Butner facility or whether the new location will replace or supplement other operations.
Mortenson is the general contractor. Trinity Capital said Al Williams, Justin Booth and Austin Jackson are leading leasing for the park, while Newmark’s Eric Shea and Doug Brock represented Palmer Donavin in the transaction.
The lease is a material development milestone for the Granville County project because it commits 225,000 square feet to a specific industrial user while construction is underway. Completion and occupancy remain future stages.
