CONCORD – Rockpoint bought Springs Business Park, a fully leased four-building industrial campus in Cabarrus County, for $26.8 million.
Commercial Property Executive reported the sale price, citing Cabarrus County public records, and identified Fortius Capital Partners as the seller. Rockpoint’s announcement confirmed the acquisition but did not disclose financial terms.
The campus totals 119,700 square feet across two sites at 540 and 560 Pitts School Road. The four shallow-bay buildings occupy 11 acres and were completed in phases from 2022 through 2024.
Rockpoint said the property is leased to 15 tenants. The buildings range from 23,000 to 46,800 square feet and include drive-in and dock-high loading configurations intended to serve multiple types of industrial users.
The buyer said Rockhill Management, its property-services affiliate, will operate the campus. Springs Business Park is 1.6 miles from Interstate 85 and five miles from the I-85 and I-485 interchange, placing it in the Charlotte area’s Cabarrus County industrial submarket.
The transaction gives Rockpoint another North Carolina industrial asset and transfers a fully occupied multi-tenant campus rather than a proposed development. The disclosed $26.8 million price and 15-tenant occupancy make the completed sale the material business consequence.
