DURHAM – RTI International has placed roughly 300,000 square feet of office space across three buildings at its Research Triangle Park headquarters campus on the market.
The nonprofit research institute plans to make the Hill and Hobbs buildings fully available to outside tenants while continuing to occupy part of the Haynes building, Triangle Business Journal reported Friday. JLL is marketing the space.
A live LoopNet listing groups the property as the RTI International Campus at 3040 East Cornwallis Road in Durham. The listing identifies Hill as a 129,043-square-foot building and Haynes as a 129,887-square-foot building. Hobbs totals 58,220 square feet, with as much as 52,638 square feet shown as available.
The spaces are listed as available now. Asking rents are not publicly disclosed, and the listing shows terms of one to 30 years. Each building is classified as office space and was built in 2011.
RTI told Triangle Business Journal that changes in business needs and flexible-work choices, including hybrid and remote work, created excess office capacity. The institute said it is consolidating some office space, expanding specialized research facilities and opening select buildings to external organizations.
The LoopNet listing describes the buildings as fully furnished offices with conference facilities, parking and outdoor amenities. Campus features include a cafe, walking trails, on-site solar installations and Energy Star-certified building performance.
The offering is a leasing action, not a sale or departure from Research Triangle Park. RTI’s official office directory continues to identify Research Triangle Park as its headquarters, and the institute told the newspaper it remains committed to its presence there. No prospective tenant or asking rent was announced.
